When you begin thinking about selling your home, the first and most important starting point is the evaluate the market value of your home. As real estate agents, we refer to this as a Comparative Market Analysis or CMA. It is important to make sure you get the highest price you can and also to make sure your home is not priced to high - resulting in no offers. The worst thing you can do is start making decisions on incorrect assumptions of what the current market situation is.

For a CMA, I will come out to your house and evaluate your home - paying detailed attention to your property's characteristics. I look for the following characteristics: size, age, condition, location, amenities, appeal, etc. With a CMA, I find the most comparable homes to yours currently for sale and recently sold. With that information, I then run a detailed summary of values and present to you a suggested list price based on an up-to-date analysis of your home and current market conditions.

A CMA is time sensitive as the housing market can change month to month - depending on other available homes for sale and demand from available buyers. If you have not had an updated CMA, you may want to consider doing one again, especially if your last one is older than 90 days. During the process of a CMA, I will come up with a list if items I suggest you do in order to help sell your home fast as well as get the best price. Choosing the Best Agent for the Job

This is by far the most important part of the entire selling process besides setting the correct price. When you choose an agent, you are basing your decision on who has the best marketing ability and who is best fit for the job. I see it much like hiring for any job position as in any other professional field. You want to make sure the party you hire has the experience, knowledge and drive to get the job done with your best interests in mind.

Many times people use the first person that comes along to them and not knowing what experience that person has. This is one of the largest investments you may ever commit to. Taking time to hire the most qualified agent is important in order to get you the best dollar for your home and in the best time frame. There are many agents and different levels of qualifications. In our market, the Multiple Listing Service (MLS) has over 1000 agents ranging from selling a couple homes a year to agents selling several a year. Those selling a couple of homes a year would take 35-70 years (at that rate) to bring the same amount of experience as I have selling in one year alone. Preparing Your Home

Preparing your home for selling is a very important part of the process. As an experienced agent, I know what buyers are looking for and what is most important to them (what drives their decision between different homes). I will work with you to help set your home at the top of buyers' list. When buyers start looking, they will look at an average of 8-15 homes. If your home does not appear to be the best value, they will choose another. This is where I come into play.

As an agent, I will provide a lot of experience to help in understanding the pros and cons to an offer. I will provide you with suggestions and options to let YOU make the right decision for your, whether to accept the offer or what items should be changed/countered before accepting.

The Closing Process

As your agent, I coordinate everything for you to make the whole process easy and hassle free. You will be able to rest assured that all things are getting done to make sure the buyer and property are ready to be transferred. Here are a few of the items I will take care of on your behalf:

  • Make sure lender has the accepted offer and is started on loan process
  • Collect earnest money
  • Order title work
  • Order Deed and Transfer
  • Order loan payoffs
  • Having closing statements prepared
  • Make sure loan is approved and ready to close
  • Assist you with any relocation needs
  • Switch utilities (gas, electric and water/sewer)
  • Have all documents ready for you to sign for closing
